Based on the evidence submitted, it is considered that the proposed single storey detached garage at 6 St James View, Ravenfield, Rotherham, S65 4NL shown on the submitted drawings (drawing numbers 001 and 002 Revision B), if constructed in accordance with the submitted plans would not be lawful.
The application site is located in a conservation area which is article 2(3) land. Parts of the proposed single storey detached garage would be situated on land between a wall forming a side elevation of the dwellinghouse and the northern boundary of the curtilage of the dwellinghouse. This would not meet the requirement outlined in E.3 of Class E.
Therefore, the proposed single storey detached garage is not considered in compliance with the criteria outlined within Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended.
