Based on the evidence submitted, it is considered that the proposed single storey side extension at 38 Blackmoor Crescent, Brinsworth, Rotherham, S60 5AS shown on the submitted drawings (drawing numbers A3-004, A3-005 and A3-006), if constructed in accordance with the submitted plans would not be lawful.
The proposed single storey extension would join to the existing single storey rear extension and extend beyond a wall forming a side elevation of the original dwellinghouse. The total enlargement, when including the existing single storey rear extension that it would join to, would have a width greater than half the width of the original dwellinghouse, exceeding the limit set out in sub-paragraph (j)(iii). This would not meet the requirement outlined in sub-paragraph (ja) of A.1.
Therefore, the proposed single storey side extension is not considered in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended.
