| Conditions / Reason for Refusal: |
That a lawful Development Certificate be REFUSED in respect of a proposed outbuilding at 254 East Bawtry Road, Whiston, S60 3LT for the following reason:
Based on the evidence submitted it is considered that the proposed outbuilding at 254 East Bawtry Road, Whiston, S60 3LT shown on the submitted drawings (Proposed Plan – Drawing Number 2 – Received 27 March 2026), if constructed in accordance with the submitted plans would not be lawful. The proposed outbuilding would be situated on land forward of a wall forming the principal elevation of the original dwellinghouse. Therefore, the outbuilding is not in compliance with the criteria outlined within Schedule 2 Part 1, Class E (Buildings etc incidental to the enjoyment of a dwellinghouse) of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) and as such would not be Permitted Development.
