| Conditions / Reason for Refusal: |
Based on the evidence submitted, it is considered that the proposed single storey rear extension at 25 The Square, Harley, Rotherham, S62 7UG shown on the submitted drawings (drawing numbers 103, 104 and 105), if constructed in accordance with the submitted plans would not be lawful. The proposed single storey extension, when including the existing two storey extension, would also extend beyond the rear wall of the original dwellinghouse by more than 3 metres and exceed 4 metres in height, which does not meet the requirements outlined in sub-paragraphs (f)(i) and (f)(ii) of A.1 in Class A.
Also, when considered together, the existing two storey rear extension has a projection of over 3 metres from the original rear wall of the dwellinghouse and is sited within 2 metres of the boundary of the curtilage with eaves exceeding 3 metres, which does not meet the requirements outlined in sub-paragraphs (h)(i) and (i) of A.1 in Class A.
With the proposed single storey rear extension to be joined to the existing two storey rear extension, the requirement outlined in sub-paragraph (ja) of A.1 is not met. Additionally, no information has been submitted regarding the external materials of the proposed single storey rear extension.
Therefore, the proposed single storey rear extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended.
