Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans AMENDED Proposed Elevations, received 17/03/2026 AMENDED Planning Statement, received 17/03/2026 Proposed Outbuilding elevations, received 27/01/2026 Proposed Outbuilding floor plans, received 27/01/2026 Proposed Floor Plans, 0222-EBP-PL-002, received 27/01/2026 Location Plan - Site Plan - Existing Plans,0222-EBP-PL-001, received 27/01/2026 Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the development hereby permitted shall be in accordance with the details provided in the submitted application form/shown on Amended Proposed Elevations, received 17/03/2026 and Proposed outbuilding elevations, received 27/01/2026 Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 04 Notwithstanding the provisions of The Town and Country Planning (General Permitted Development) 2015 (or any Order revoking or re-enacting that Order with or without modification) no enlargement or alteration of the dwellinghouse, permitted under Part 1, Classes AA, A, B, C, D and E shall be carried out. Reason So that further alterations and extensions can be controlled by the Local Planning Authority in order to maintain the openness and appearance of the Green Belt. 05 The approved extensions and works shall only be carried out in accordance with the Order of Works set out within AMENDED Planning Statement hereby approved and existing outbuilting shown for demolition shall be fully demolished and materials removed from the site prior to the erection of the extension hereby approved. Reason To limit possibility of increase in volume and shall be controlled by the Local Planning Authority in order to maintain the openness and appearance of the Green Belt. 06 Notwithstanding the submitted details, the sides (cheeks) and front (face) of the front dormers hereby approved shall be of a similar appearance to those used in the construction of the existing roof. Reason: In order to ensure a satisfactory appearance in the interests of visual amenity. POSITIVE AND PROACTIVE STATEMENT During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
