The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The sides (cheeks), front (face) and roof of the front and rear dormers hereby approved shall utilise materials to match the roof and such materials shall be retained thereafter.

The external walls of the proposed single storey detached garage, two storey front extension, two storey rear extension and the remaining existing dwelling hereby approved shall be rendered in an off white/cream colour. If an alterative colour is to be used, details shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in the approved colour.

Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
