Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby permitted shall relate to the area shown outlined in red on the approved Location Plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) Drawing numbers:- • MS/95/25 – 01 (amended plan received on 03.11.2025) • MS/95/25 – 02 (amended plan received on 03.11.2025) • Location Plan (no drawing number) • Block Plan (no drawing number) • Tree Survey (dated December 10th 2025 by Anderson Tree Care, received on 15.12.2025) Reason To define the permission and for the avoidance of doubt. 03 No construction activity or the storage and placement of any construction material shall take place in the rear garden of the site throughout the entire course of development. Reason In the interests of visual amenity and in accordance with Local Plan Policy SP33 ‘Conserving and Enhancing the Natural Environment’. 04 The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 05 The materials used in the external surfaces of the dormer windows hereby approved shall be of a similar appearance to those used in the construction of the existing roof. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 06 The window(s) on the loft / first floor northern elevation shall be obscurely glazed and fitted with glass to a minimum industry standard of Level 3 obscured glazing and be non-openable, unless the part(s) of the window(s) which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. The window(s) shall be permanently retained in that condition thereafter. Reason In the interests of the amenities of the occupiers of adjoining properties. Positive and Proactive Statement Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
