Conditions / Reason for Refusal: 01 The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans: AMENDED PLANS AND ELEVATIONS, SEA/926/Y/002 REV A, SEA/926/Y/004, SEA/926/Y/005, SEA/926/Y/006 received 10/12/2025 Reason To define the permission and for the avoidance of doubt. 02 Operations, including deliveries to, and dispatches from site shall only take place between the hours of 07:00 and 17:30 Mondays to Fridays, and between the hours of 08:00 and 13:00 on Saturdays. No operations, deliveries to, or dispatches from site shall take place on Sundays or Bank Holidays. Reason To safeguard the amenities of the occupiers of nearby properties in accordance with RMBC Policy SP52 and part 15 of the NPPF 03 All activities involving the dismantling or repair of vehicles shall be carried out within the inside of the building only. All operations shall take place within the buildings as identified on the location and site plans and confirmed in the subsequent email dated 09/12/2025. Reason To safeguard the amenities of the occupiers of nearby properties in accordance with RMBC Policy SP52 and part 15 of the NPPF. 04 That part of the site not occupied by the building(s)/storage containers, car park spaces or storage areas, shall be made available for vehicle turning at all times Reason In the interests of highway safety. 05 The car parking area shown on the submitted plan shall be provided, marked out and thereafter maintained for car parking. Reason In the interests of highway safety. 06 There shall be no incineration process carried out at the site nor any incidental burning of waste material. Reason To ensure that the development does not give rise to problems upon local amenity, and to confirm to SP52 Control of Pollution in the Local Plan. 07 Any sales from the site shall be done via the internet only with no direct sales to visiting members of the public or trade purposes. Reason The site is not within a defined local centre and in order to minimise visitor numbers to and from the site and to reduce demand for parking. Informatives 01 The applicant is reminded to obtain all necessary waste or scrap metals licences and or permits required from the Environment Agency or other regulators prior to the commencement of development. 02 The applicant is requested to ensure that they comply with any Building Regulations requirements that may be necessary with and any associated fire safety regulations. 03 The applicant is reminded that the permission is granted conditionally subject to the conditioned plans. The top 3 no. storage contains which do not form part of this permission shall be removed within a 3 month compliance period otherwise enforceable action may be considered. Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments or clarifications were necessary to make the scheme acceptable. The applicant clarified the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
