| Conditions / Reason for Refusal: |
That a lawful Development Certificate be REFUSED in respect of the proposed single storey side and rear extension at 15, Berry Drive, Kiveton Park, Rotherham, S26 6SR for the following reason:
Based on the evidence submitted it is considered that the proposed single storey extension at 15, Berry Drive, Kiveton Park, Rotherham, S26 6SR shown on the submitted drawings (Proposed Plans – 24-35-(03)11-P01 & Proposed Elevations - 24-35-(03)12-P01 ), if constructed in accordance with the submitted plans would not be lawful. The proposed new extension would, when combined with an earlier addition, exceed half the width of the original dwelling. Accordingly, the extension cannot be permitted development.
Therefore, the proposed extension is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
