The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved Location Plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (As set out below):

To define the permission and for the avoidance of doubt.

No development above ground level shall commence until details of the external materials are submitted to and approved in writing with the Local Planning Authority. The walls shall be constructed of natural stone and coursed to match the existing building. The development shall proceed in accordance with the approved details.
Reason
In the interests of visual amenity and to protect the setting of the Swinton Pottery (The Rockingham Works) Scheduled Ancient Monument in accordance with Policy CS23 ‘Valuing the Historic Environment’.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revising, revoking and re-enacting that Order with or without modification), there shall be no enlargement or extension of the dwelling, including any additions or alterations to the roof and no new building or enclosure shall be constructed within the application site, without the prior written approval of the Local Planning Authority.
Reason
So that further alterations and extensions can be controlled by the Local Planning Authority in order to maintain the openness and appearance of the Green Belt.

Scheduled monuments are nationally important monuments that have been afforded statutory protection through their inclusion in the Schedule of monuments maintained under section 1 of the Ancient Monuments and Archaeological Areas Act 1979. Historic England advises that Scheduled Monument Consent is required for your proposed development. Such Consent should be obtained directly from Historic England on behalf of the Department for Digital, Culture, Media and Sport.
Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
