The Council considers that by virtue of scale, massing and design, the block-built boundary wall and outbuilding along the site boundary bordering 47 Cambridge Crescent and 61 North Crescent are incongruous and unattractive additions which are not subservient to the host dwelling and result in detrimental harm to the character of the surrounding residential area. Accordingly, the application is contrary to the SPD Householder Design Guide, Design Guidance 2.7 and 2.10, Local Plan Policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles and paragraphs 135a, 135b, 135c and 135d of the National Planning Policy Framework (2024).

The Council considers that by virtue of scale, massing, siting and height, the block-built boundary wall and outbuilding along the site boundary bordering 47 Cambridge Crescent and 61 North Crescent has resulted in a detrimental harm to the amenity of neighbouring occupiers through overshadowing of these adjacent rear gardens, as well as having a significant overbearing impact. As such, the application is contrary to Local Plan Policies CS28 ‘Sustainable Design' and SP55 ‘Design Principles’, and paragraph 135f of the National Planning Policy Framework (2024).
