The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall be in accordance with the details provided in the submitted application form/shown on drawing nos. 234(22)100 Rev A and 234(31)100 Rev A. The development shall thereafter be carried out in accordance with these details.

Prior to the installation of the external duct risers details of the proposed colour and design of the Trespa cladding shall be submitted to and approved by the Local Planning Authority. The development shall thereafter be carried out in accordance with these details.

Prior to the works commencing to remove the existing bike store the proposed location and design of a new bike store shall be provided and approved by the Local Planning Authority. The bike store shall be provided prior to the removal of the existing.

Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
