Conditions / Reason for Refusal: 01 The development shall be carried out in accordance with the submitted details. 02 The materials used in any exterior work shall be of a similar appearance to those used in the construction of the exterior of the existing dwellinghouse. 03 Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015 (or any Order revoking or re-enacting that Order) no doors, windows or any other openings shall be created in the North elevation of the extension hereby approved. Reason In the interests of the amenity of the occupiers of neighbouring properties 04 The single storey rear extension shall not be brought into use until the extensions windows in the south elevation of the single storey rear extension hereby approved have been obscure glazed. The obscure glazing shall thereafter be retained for the life of the development. Reason In order to protect the living conditions of the neighbouring residents POSITIVE AND PROACTIVE STATEMENT Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
