Conditions / Reason for Refusal: 01 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) 1711/20 – Site Plan 1711/010 rev A – Proposed First Floor Plans only 1711/014 - Garage Floor Plans 25016.001 – Side Elevation 25016.002 – Ground Floor Plan and Elevations Reason To define the permission and for the avoidance of doubt. 02 Within 1 month from the date of this permission, a plan indicating the positions, design, materials and type of boundary treatment to be erected shall be submitted to and approved in writing by the Local Planning Authority. The boundary treatment shall thereafter be implemented in accordance with the approved details within 2 months from the date the details are approved and shall thereafter be maintained. Reason In the interests of the visual amenity of the area. 03 Within 1 month from the date of this permission, full details of the 1.8m high obscure glazed screening to the roof of the garage, including its materials and level of obscure glazing shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be implemented within 2 months from the date the details are approved and shall thereafter be maintained. Reason In the interests of amenity of neighbouring residents. 04 Within 1 month from the date of this permission, details of the proposed vehicle access improvements to Firbeck Lane as indicated in draft form on Drg No 1711/05 shall be submitted to and approved by the Local Planning Authority and the approved details shall be implemented within 3 months from the date the details are approved and shall thereafter be maintained. Reason In the interests of road safety. 05 Following completion of any remedial/ground preparation works a Validation Report should be forwarded to the Local Authority for review and comment. The validation report shall include details of the remediation works and quality assurance certificates to show that the works have been carried out in full accordance with the approved methodology. Details of any post remedial sampling and analysis to show the site has reached the required clean-up criteria shall be included in the validation report together with the necessary documentation detailing what waste materials have been removed from the site. The site shall not be brought into use until such time as all validation data has been approved by the Local Authority. Reason To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors. 06 Within 1 month from the date of this permission the window(s) at ground floor on the side elevation facing properties on Eastfield Crescent shall be obscurely glazed with a film added to the window as shown on drawing 25016.001. The film shall be equivalent to Level 3 obscure glazing and the window(s) shall be permanently retained in that condition thereafter. Reason In the interests of the amenities of the occupiers of adjoining properties. 07 Notwithstanding the provisions of Schedule 2, Part 1, Class A, B, C, D and E of the Town and Country Planning (General Permitted Development) Order 2015, as amended, no extensions to the property and no outbuildings within its curtilage shall be carried out without the prior permission of the Local Planning Authority.
