The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent.
Reason
In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

To define the permission and for the avoidance of doubt.

Once the repair to the steel columns have been completed the external render and internal plasterwork shall be made good and shall match the surrounding render and plaster work and painted to match the surrounding render and plasterwork, unless otherwise agreed in writing with the Local Planning Authority.
Reason
To protect the special character and appearance of this Grade II Listed Building in
accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’
Positive and Proactive Statement
The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions. It was considered to be in accordance with the principles of the National Planning Policy Framework.
