The submitted Flood Risk Assessment does not comply with the requirements for site-specific flood risk assessments, as set out in paragraphs 20 to 21 of the Flood Risk and Coastal Change Planning Practice Guidance and its site-specific flood risk assessment checklist. The Flood Risk Assessment does not therefore adequately assess the flood risks posed by developing this site for residential purposes and is in direct conflict with the requirements of the National Planning Policy Framework and adopted Local Plan policies CS25 ‘Dealing with Flood Risk’ and SP47 ‘Understanding and Managing Flood Risk and Drainage’.
