This permission shall be valid for 5 years only from the date of this permission and at the end of that period (unless further permission be granted by the Local Planning Authority prior to the end of that period) the building shall be wholly removed and the site restored in a manner to be agreed with the Local Planning Authority.
Reason
In order to assess the effect of the development on the vitality of Rotherham Town
Centre and other district locations in accordance with the NPPF.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

The container hereby approved shall be used for storage purposes only.
Reason
The appearance of the container is not considered appropriate on this prominent corner location.

The shipping container hereby approved shall be clad in timber or a timber style cladding.
Reason
In the interest of the character of the area and in accordance with Local Plan Policy SP55 Design Principles in addition to the guidance within the NPPF.

Before the shipping container hereby approved is brought into use, the car parking area shown on the approved site plan shall be provided, marked out and thereafter maintained for car parking.
Reason
To ensure the provision of satisfactory garage/parking space and avoid the necessity for the parking of vehicles on the highway in the interests of road safety.
Informative
The applicant should be aware that planning condition 6 of application RB2019/1636, currently restricts outside drinking. This permission does not alter that original condition, and no outside drinking should occur.

There shall be no drinking outside of the premises.

Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
