The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans

Reason
To define the permission and for the avoidance of doubt.

The site shall only operate between the hours of 08:00hrs – 18:00hrs Mondays to Fridays only. There shall be no operations on site on Saturdays and Sundays.
Reason
To safeguard the amenities of the occupiers of nearby properties.

Within 1 month from the date of this permission surface water from areas likely to receive petrol/oil contamination (e.g. vehicle parking areas) shall be passed through effective oil/grit interceptors prior to discharge to any sewer or watercourse.
Reason
To prevent pollution of any watercourse.

The development shall be carried out in accordance with the mitigation measures set out in the submitted Flood Risk Assessment (ref: 25185-FRA-001), dated March 2025, prepared by Dart Engineers Ltd.
Reason
To ensure flood risk is minimised.

Within 1 month from the date of this permission the car parking area shown on the submitted plan (ref: JBA.4408.101.A) shall be provided, marked out and thereafter maintained for car parking.
Reason
To ensure the provision of satisfactory parking spaces and avoid the necessity for the parking of vehicles on the highway in the interests of road safety.

The premises shall be used for motor vehicle repair and MOT testing only and for no other purpose (including any other purpose in Class B2 of the Schedule to the Town and Country Planning (Use Classes) Order, (or any Order revoking and re-enacting that Order with or without modification).
Reason
The premises are not considered suitable for general use within the Class quoted for amenity and highway reasons.

The granting of this planning permission does not authorise any signage to be erected related to the development. Such signage is controlled by the Town and Country Planning (Control of Advertisements) (England) Regulations 2007 and a separate application for advertisement consent may be required.
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
