That a lawful Development Certificate be REFUSED in respect the existing single storey rear extension at 22 Coalbrook Grove, Woodhouse Mill, S13 9XT for the following reason:
Based on the evidence submitted, it is considered that the single storey rear extension is not lawful. The extension projects 3.9m beyond the original rear elevation therefore is not in compliance with the criteria outlined within Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) Order 2015, as amended and a planning application should be submitted.
