The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

Reason
To define the permission and for the avoidance of doubt.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.
Reason
To protect the character and appearance of the Letwell Conservation Area in accordance with Policy SP41 ‘Conservation Areas.’

Prior to the extensions hereby approved being brought into occupation, the elements proposed to be demolished on the existing dwelling and the garage shall be removed and made good, with the materials to match the existing buildings.
Reason
In the interests of visual amenity and to protect the openness of the Green Belt in accordance with Policy SP2 ‘Development in the Green Belt.’

Notwithstanding the provisions Schedule 2, Part 1, Classes A, B, and D of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re--enacting that Order with or without modification), no further extensions to the property or outbuildings within its curtilage shall be carried out [other than those expressly authorised by this permission] without the prior permission of the Local Planning Authority.
Reason
To protect the openness of the Green Belt in accordance with Policies SP2 ‘Development in the Green Belt.’
Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
