Based on the evidence submitted it is considered that the proposed Roof Conversion including a rear dormer at 36, Benton Way, Bradgate, Rotherham, S61 1QB shown on the submitted drawing (37/23/Y19-05a received on 27 November 2023) if constructed in accordance with the submitted plans would be lawful. The proposed loft conversion with a rear dormer window would fall within the requirements of Part 1 Class B of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
