| Conditions / Reason for Refusal: |
01
The Council considers that the size and design of the proposed single storey rear extension harm, the architectural and historic and vernacular character of this former agricultural building by harming the original design concept of the flat
façade and overly domesticating the property. Furthermore, the extension would
harm the setting and the overall character and appearance of this complex of former agricultural buildings and the setting of the Grade II Listed Building known as Fitz Turgis by diminishing the agricultural character of the property and the wider site. It is considered that this harm to the character and appearance of the property and the wider site would lead to less than substantial harm to the setting of this Grade II Listed Building. As such, the proposed extension is contrary to Local Plan Policies CS23 ‘Valuing the Historic Environment’, SP40 ‘Listed Buildings’ as well as advice contained in the NPPF.
POSITIVE AND PROACTIVE STATEMENT

It was considered that it is not possible to support a scheme of this nature nor would any amendments make it acceptable. It was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
