The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

The site is not considered suitable for an open F1 Use Class.

The hours of use hereby permitted in this building shall only be between 0800–1700 Monday to Fridays.
Reason
In the interests of the amenities of the occupiers of nearby dwellings, school and in accordance with the Local Plan.
Informative
The applicant is requested to contact the neighbouring St Ann’s Primary School prior to the first operation of the use to discuss all day to day management and safeguarding issues.

Positive and Proactive Statement
Whilst the applicant did not enter into any formal pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and following clarifications did not require any alterations or modification.
