The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

In order to comply with the requirements of the Town and Country Planning Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.

In order to ensure a satisfactory appearance in the interests of visual amenity.

Prior to the occupation of the additional room no. 7, the bike storage area as indicated on the supporting document (ref Garage/Bike storage details) shall be made available for the storage of 7no. bikes which shall be retained as part of the development in perpetuity.

In order to promote sustainable transport choices.
POSITIVE AND PROACTIVE STATEMENT
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were discussed informally following the earlier refusal and the revised submission was in accordance with the principles of the National Planning Policy Framework and did not require any additional alterations or modification.
