That a Lawful Development Certificate be issued in respect of a proposed Loft Conversion with a rear dormer at 2, Oval Road, East Dene, Rotherham, S65 2AH. for the following reason:
Based on the evidence submitted it is considered that the proposed hip to gable roof including a rear dormer at 2 , Oval Road, East Dene, Rotherham, S65 2AH shown on the submitted drawing A103 rev C received on 18th January 2024) if constructed in accordance with the submitted plans would be lawful. The proposed loft conversion with a rear dormer window would fall within the requirements of Part 1 Class B of the Town and Country Planning (General Permitted Development) Order 2015, as amended.
