The works to which this consent relates shall be commenced before the expiration of
three years from the date of this consent.
Reason
In order to comply with the requirements of Section 18 of the Planning (Listed
Buildings and Conservation Areas) Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

No development above ground level relating to the conversion of the new dwellings hereby approved, shall take place until details of the external materials to be used in its construction have been submitted or samples of the materials left on site, and the details/samples have been approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples.

Details of the doors and windows and their colour treatment shall be submitted to and approved in writing with the Local Planning Authority at a scale of 1:10. All windows and doors shall be either constructed of timber or aluminium. The development should proceed in accordance with the approved details.

Details of the external rainwater goods at a scale of 1:10 shall be submitted to and approved in writing with the Local Planning Authority. The rainwater goods shall be cast iron or cast aluminium and painted black with the gutters supported on rise and fall brackets. The development shall proceed in accordance with the approved details.

The roof lights hereby approved on the buildings shall be conservation style unless otherwise agreed in writing with the Local Planning Authority.

Unless otherwise agreed in writing with the Local Planning Authority, all soil pipes shall be taken through the building and shall not be externally located.

Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
