| Conditions / Reason for Refusal: |
01
The Council considers that the erection of untreated 1.75m timber fencing, which has resulted in the removal of the front boundary hedge in this location, is detrimental to the visual amenity of the street-scene, contrary to Local Plan Policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles’ as well as Supplementary Planning Document - ‘Householder Design Guide’ and the NPPF.
Informative:
Please note that enforcement action has been authorised requiring either the removal of the 1.75m fencing and associated concrete posts in their entirety, or their lowering to a maximum 1m high, with a compliance period of 3 months.
Positive and Proactive Statement:
The applicant did not enter into any pre application discussions with the Local Planning Authority. No amendments have been agreed that would make the scheme accord with the Local Plan or with the principles of the National Planning Policy Framework, resulting in this refusal.
