01
The two-storey side and rear extensions, by virtue of their height, siting and
appearance, are not subservient to the original dwelling, creating an over dominant
addition. The lack of a set down in the roof of the side extension gives the
appearance of an unbalanced pair of semi-detached properties, creating an
incongruous addition to the street scene and character of the area in general. As
such the development is contrary to Local Plan Policies CS28 ‘Sustainable
Development’ and SP55 ‘Design Principles’, as well as the Council’s SPD
‘Householder Design Guide’ and the guidance in the National Planning Policy
Framework and the National Planning Practice Guidance.
Informative
Enforcement action has been authorised the reduction of the roof height of the twostorey side extension by 0.45m, and the rear extension by 0.5m, all in accordance
with planning permission granted under reference RB2021/1164, with a
compliance period of 6 months. Appropriate action should be taken to reduce the
development in accordance with the plans approved under RB2021/1164 to avoid
formal enforcement action
