The Council considers that the design of the two storey rear extension would create a scheme that is overbearing to the neighbouring property at No. 112 and therefore, would create a scheme that is of poor design and would be contrary to Local Plan Policies CS28 ‘Sustainable Design’ and SP55 ‘Design Principles’, the advice set out in the Council’s Supplementary Planning Document, and the guidance in the National Planning Policy Framework.
POSITIVE AND PROACTIVE STATEMENT
The applicant did not enter into any pre application discussions with the Local Planning Authority. It is not possible to support a scheme of this nature and whilst amendments have been identified, they were not acceptable with the applicant. The scheme was not considered to be in accordance with the principles of the National Planning Policy Framework and resulted in this refusal.
