Conditions / Reason for Refusal: 01 The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent. Reason In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) (Drawing numbers 021031-AAD-01-ZZ-DR-A-001-P02/ 0002-P01/ 0003-P01/0006-P02) (received 30/03/2022)(Drawing numbers 021031-AAD-01-ZZ-DR-A-0008-P05/021031-AAD-01-ZZ-DR-A-0007-P05)(received 26/10/2022) Reason To define the permission and for the avoidance of doubt. 03 The new windows hereby approved shall be inset into the existing openings with the same external reveal, unless otherwise agreed in writing with the Local Planning Authority. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ 04 The colour treatment of the windows and doors shall be submitted to and approved in writing with the Local Planning Authority, prior to the buildings being brought into use. Reason To protect the special character and appearance of this Listed Building in accordance with Local Plan Policies SP40 ‘Listed Buildings’ and SP 43 ‘Conserving and Recording the Historic Environment.’ Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
