Conditions / Reason for Refusal: 01 The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans. Drawing number MS/105/21-03 and MS/105/21-04 received 14 March 2022. Reason To define the permission and for the avoidance of doubt. 02 Within 3 months of the date of this permission the proposed fencing and gates as shown on submitted plans MS/105/21-03 and MS/105/21-04 shall be erected as shown on the submitted plans and shall thereafter be retained. Reason To provide an effective screen in the interests of visual amenity 03 No part of the land other than that enclosed by the approved fencing to the side and rear of the building shall be used for the storage of goods, components, parts, waste materials or equipment without the prior written approval of the Local Planning Authority. Reason To prevent the land from becoming unsightly in the interests of visual amenity. 04 The display of goods for sale shall be limited to the areas shown on the approved site plan ref MS/105/21-03 Reason To prevent the land from becoming unsightly in the interests of visual amenity. Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
