Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) (Drawing numbers location and floor plan A101, elevations A102, site plan and ground floor plan A100)(received 20/06/22). Reason To define the permission and for the avoidance of doubt. 03 The bin store and bike rack marked on the site plan (ref A100) shall be provided prior to the occupation of the first unit. Reason In the interests of future occupants. Informatives The applicant is reminded to apply for any necessary Building Regulations and HMO Licensing (through the Council’s Environmental Health department) that may be required prior to the conversion which are considered under separate legislation. The applicant should liaise with that Environmental Health and Building Regulations to ensure that the internal layout meets the required regulations. Noise A scheme for sound insulation would need to be submitted to and agreed by Environmental Health and Building Regulations to ensure that there is no adverse impact to the future occupiers of the proposed residential accommodation. The assessment is being requested as there is potential for noise from the busy town centre and from road traffic. The scheme shall take account of the ventilation of the rooms, and the sound insulation shall conform to BS8233:2014 and be sufficient to prevent noise disturbance from adjoining premises, and between the flats/apartments themselves. The approved details shall be implemented before the development is brought into use.
