Conditions / Reason for Refusal: |
The proposal constitutes a cramped and over intensive use of the site, resulting in residential development that fails to meet the minimum standards in relation to rear garden length and area, as well as minimum internal space standards and would have a lack of outlook from the living area of the second floor flats. Consequently, the development would constitute over development which would have an overbearing impact on the existing residential properties as well as creating overlooking of exiting private amenity space resulting in loss of privacy, and additionally would not provide an acceptable level of residential amenity for future occupiers of the development contrary to Policy CS27 ‘Community Health and Safety’ of the adopted Local Pan and the guidance contained within the South Yorkshire Residential Design Guide and the Technical housing standards - nationally described space standard.
