Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. Positive and Proactive Statement Whilst the applicant did not engage in any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification. During the determination of the application, the Local Planning Authority enquired from the agent the possibility of amending the proposed roof to improve the appearance of the extension to match the existing one. In response agent gave the following submission: 'The arrangement proposed was adopted for the following reasons: It falls in with the arrangements to various properties on the street. The projection to the front is less than the projection to the side. A hip would give the 2 options of 1. Unequal roof slopes to allow the hip to meet the corner of the existing house. Awkward effect. 2. Equal roof slopes which giving an awkward hip abutment. The proposal is to build to the line of junction with number 36. This means that the eaves projection to the return would vary from that to the front, giving an unsightly arrangement.' In summation, this provided a fair and balanced reason for the roof choice, coupled with the mix of roof types in the street.
