The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of the Town and Country Planning Act 1990.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building.
Reason
In order to ensure a satisfactory appearance in the interests of visual amenity and in accordance with Core Strategy Policy CS28.

The velux window(s) on the rear roof slope shall be obscurely glazed and fitted with glass to a minimum industry standard of Level 3 obscured glazing and be non-openable. The window(s) shall be permanently retained in that condition thereafter.

In the interests of the amenities of the occupiers of adjoining properties.
Positive and Proactive Statement
Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals overcame the original reasons for refusal and were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
