Positive and Proactive Statement During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework. Informative According to the Environment Agency’s flood maps, there is a surface water flood risk to the property. Further information about flood risk is available on the gov.uk website under the flood warning information service. As a minimum, it is recommended that flood resilient construction is used and that the floor level of the proposed extension should be no lower than that of the existing building to minimise the risk of flooding. While there is no objection to this proposal, there is an existing combined sewer which may be close to the rear extension. This sewer is the responsibility of Yorkshire Water Services. All permissions to connect, divert, or build over or adjacent to must be obtained from them before works commence on site.
