| Conditions / Reason for Refusal: |
01
The Council considers that the proposed alterations by virtue of the increased roof height together with the front projecting gable, with its scale, mass and forward projection would appear over dominant and out of keeping with the streetscene. As such, it is significantly harmful to the character and appearance of the area, contrary to Local Plan policies SP55 ‘Design Principles’ and CS28 ‘Sustainable Design,’ the advice in the Interim Planning Guidance - ‘Householder Design Guide,’ and the National Planning Policy Framework,.
02
The council considers that the proposed extensions and raised roof by virtue of its height, in close proximity to the boundary with No.73 Bawtry Road, would appear overbearing and result in overshadowing, loss of daylight/sunlight to their side sunroom and rear garden. As such, the proposal would be detrimental to the amenities of the occupiers of these neighbouring properties contrary to Policy SP55 ‘Design Principles’ of the Local Plan and the Interim Planning Guidance - ‘Householder Design Guide’, as well as the National Planning Policy Framework.
