The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.
Reason
In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

Reason
To define the permission and for the avoidance of doubt.

After the works granted under this consent are completed, any damage caused to the building by the works shall be made good to the satisfaction of the Local Planning Authority.
Reason
The Council wishes to ensure that any damage caused to the heritage asset by the works covered under this consent are made good to the satisfaction of Local Planning Authority as provided for under section 17 (1) (b) of the Planning (Listed Buildings & Conservation Areas) Act 1990 (as amended).
