The works to which this consent relates shall be commenced before the expiration of three years from the date of this consent.
Reason
In order to comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The permission hereby granted shall relate to the area shown outlined in red on the approved site plan (Drawing numbers site plan 19.16.103, elevations 19.16.102 and 104, Design and Heritage Statement, Method Statement) and the development shall only take place in accordance with the submitted details and specifications in the application and conditions as approved.
Reason
To define the permission and for the avoidance of doubt.

After the works granted under this consent are completed, any damage caused to the building by the works shall be made good to the satisfaction of the Local Planning Authority.
Reason
In order to preserve special architectural or historic interest of this building as provided for under section 17 (1) (b) of the Planning (Listed Buildings & Conservation Areas) Act 1990 (as amended).

Prior to the installation of the new windows hereby approved, details of their colour treatment shall be submitted to and approved in writing with the Local Planning Authority. The windows shall be treated in the approved colour treatment in accordance with the approved details.
Reason
To protect the special character and appearance of this Listed Building in
accordance with Local Plan Policies SP40 ‘Listed Buildings’.
POSITIVE AND PROACTIVE STATEMENT
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
