Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) (Drawing numbers JW02/)01)(received 16/11/2015) (Drawing numbers JW02/02)(received 16/11/2015) (Post Demolition Drawings)(received 16/11/2015) (Drawing numbers JW02/05)(received 27/01/2016) (Proposed wall elevation)(received 27/01/2016) Reason To define the permission and for the avoidance of doubt. 03 No development above ground level shall take place until details of the materials to be used in the construction of the external surfaces of the wall and the garage hereby permitted have been submitted or samples of the materials have been left on site, and the details/samples have been approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples. Reason To protect the special character and appearance of the curtilage Grade II Listed Building, and the setting of the main Grade II listed Farmhouse, in accordance with CS23 ‘Valuing the Historic Environment,’ along with advice contained within the NPPF. 04 Following completion of the demolition works for which consent is hereby granted, all 'making good' of the existing building shall be carried out in materials which closely match those used in the existing building to the satisfaction of the Local Planning Authority. Reason To protect the special character and appearance of the curtilage Grade II Listed Building in accordance with CS23 ‘Valuing the Historic Environment,’ along with advice contained within the NPPF. 05 Prior to the completion of the development details of the colour treatment of the timber gates in the boundary wall and the timber garage door and access door in the detached garage shall be submitted to the Local Planning Authority for approval. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of the curtilage Grade II Listed Building, and the setting of the main Grade II listed Farmhouse, in accordance with CS23 ‘Valuing the Historic Environment,’ along with advice contained within the NPPF. POSITIVE AND PROACTIVE STATEMENT The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. When the application was submitted further amendments were sought and agreed upon. The applicant amended the application in accordance with the requests from the Local Planning Authority and it is considered that the application accords with national and local Policy and Guidance. It was considered to be in accordance with the principles of the National Planning Policy Framework.
