Conditions / Reason for Refusal: 01 [PC52] No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance with the approved details. 02 [PC17*] Before the development is brought into use the sight lines indicated on the attached plan shall be rendered effective by removing or reducing the height of anything existing on the land between the sight line and the highway which obstructs visibility at any height greater than 900mm above the level of the nearside channel of the adjacent carriageway and the visibility thus provided shall be maintained. 03 [PC18*] Detailed plans to be submitted in accordance with the requirements of this permission shall include a vehicular turning space to be provided within the site curtilage and the development shall not be brought into use until such turning space has been provided. 04 [PC24] Before the development is brought into use, that part of the site to be used by vehicles shall be properly drained and constructed in concrete, tarmacadam, block paving or other such material as may be agreed by the Local Planning Authority and shall thereafter be maintained in a sound condition. 05 The oak-framed outbuilding hereby approved shall not be used for any trade or business purposes, including livery and the keeping of horses for the purpose of instruction or hire and should only be used by the applicants and their families.
