Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans: Proposed floor plan and elevations received 29/07/2026 Block plan of the site received 29/07/2026 The location plan received 29/07/2026 Design and access statement received 29/07/2026 Heritage Impact Assessment, received 29/07/2026 Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the development hereby permitted shall be in accordance with the details provided in the submitted application form/shown on Proposed floor plan and elevations received 29/07/2026 Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 04 Notwithstanding the provisions of Schedule 2, Part 1, Classes A, B, C, D and E of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking, re-enacting or amending that Order with or without modification) there shall be no further extensions or outbuildings to the dwelling hereby permitted without the prior written consent of the Local Planning Authority. Reason The proposed extensions have reached the limit of a proportionate extension and further extensions would impact on the openness of the Green Belt. Positive and Proactive Statement Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
