The proposed development does not comply with the conditions, limitations or restrictions applicable to development permitted by Class A of the Town and Country Planning (General Permitted Development Order) 2015 as amended which exceeds the limits in paragraph A.1.
(j) the enlarged part of the dwellinghouse would extend beyond a wall forming a side elevation of the original dwellinghouse, and would – (i) exceed 4 metres in height, (ii) have more than a single storey, or (iii) have a width greater than half the width of the original dwellinghouse.
The enlarged part of the extension would attach to existing garage extensions. The Council has evidence that the garage is a later extension and not part of the original dwelling house. The proposed extension including the previous extensions to which it would attach would exceed more than half the width of the original house. Therefore, the proposal cannot be considered to be permitted development under Schedule 2, Part 1 (Class A1 (j)(ii and iii) of the Town and Country Planning (General Permitted Development) Order, 2015.
The application is therefore refused, and a full planning application is required for the proposed extension
