Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved location plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) • Site Location and Block Plan 2026-001, drawing number 010 • Proposed Elevations and Section 2026-001, drawing number 006 REV A • Proposed Layouts 2026-001, drawing number 005 REV B Reason To define the permission and for the avoidance of doubt. 03 The materials to be used in the construction of the external surfaces of the single storey rear extension hereby permitted shall match those used in the existing building. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 04 The materials used in the external surfaces of the dormer window extension hereby approved shall be of a similar appearance to those used in the construction of the existing roof. Reason In order to ensure a satisfactory appearance in the interests of visual amenity. 05 The proposed first floor rooflight window on the east-facing side roof serving the proposed bathroom shall be obscurely glazed and fitted with glass to a minimum industry standard of Level 3 obscured glazing. The window shall be permanently retained in that condition thereafter. Reason In the interests of the amenities of the occupiers of adjoining properties. 06 The proposed first floor rooflight window on the west-facing side roof shall be obscurely glazed and fitted with glass to a minimum industry standard of Level 3 obscured glazing and be non-openable, unless the part(s) of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. The window shall be permanently retained in that condition thereafter. Reason In the interests of the amenities of the occupiers of adjoining properties. Positive and Proactive Statement Whilst the applicant did not enter into any pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and did not require any alterations or modification.
