Conditions / Reason for Refusal: 01 The development hereby permitted shall be commenced before the expiration of three years from the date of this permission. Reason In order to comply with the requirements of the Town and Country Planning Act 1990. 02 The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below) (Drawing numbers, Pl_01/02/03/05/07/11/12/13)(received 19/03/2026) (Drawing numbers Pl-09 Rev B/ 08 Rev C/ 06 Rev B)(received 03/09/2026) Reason To define the permission and for the avoidance of doubt. 03 Prior to the installation of the proposed windows and doors details at a scale of 1:10 shall be submitted to and approved in writing with the Local Planning Authority. The windows and doors shall be constructed of timber with a painted finish. The development shall proceed in accordance with the approved details. Reason To protect the special character and appearance of the Grade II listed building in accordance with Policy SP40 ‘Listed Buildings.’ 04 The above ground construction of the extension hereby approved shall not take place until details of the proposed materials to be used in the construction of the external surfaces of the development shall have been submitted and approved in writing with the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples. Reason To protect the special character and appearance of the Grade II listed building in accordance with Policy SP40 ‘Listed Buildings.’
