The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and, except where expressly varied by another condition of this permission, the development shall only take place in accordance with the submitted details and specifications and as shown on the approved plans (as set out below)

The materials to be used in the construction of the external surfaces of the development hereby permitted shall be in accordance with the details provided in the submitted application form/shown on drawing nos marquee and toilet units plans and elevations UKSD-SA-08-0005 Rev A00, bar blocks pland and elevations UKSD-SA-08-0006 Rev A00. The development shall thereafter be carried out in accordance with these details.
Reason
To ensure that appropriate materials are used in the construction of the development in the interests of visual amenity and in accordance with Core Strategy CS28 ‘Sustainable Design.
Environment Agency (Flood Risk)

The development shall be carried out in accordance with the revised site plan ref UKSD-SA-08-0004 Rev A02 (dated 29 September 2026) and submitted flood risk assessment "Hooten Lodge Farm, Retrospective extension of touring caravan & motorhome site, Dated: 17 February 2026” and the following mitigation measures it details:
• Registration with EA Flood Warning Service.
• Daily monitoring during elevated risk periods.
• Flood evacuation procedures.
These mitigation measures shall be fully implemented and in accordance with the scheme’s timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development.
Reason
To reduce the risk of flooding to the proposed development and future occupants.
Landscaping

The new hedgerow and tree planting indicated on plan UKSD-SA-08-0011 Rev A01 shall be confined to the existing woodland edge, with planting positions kept clear of camping pitches, event areas, vehicle access routes and the approved parking areas. The planting shall be implemented in the first planting season following approval, and maintained thereafter. Any plants dying, removed or destroyed within five years of planting shall be replaced the following planting season with plants of the same species and size as originally approved.
Reason
To ensure the hedgerow and tree planting is established and maintained in the interests of the visual amenities of the area and in accordance with the Local Plan.
Highways

Before each event, the ground conditions of the approved vehicle access routes and parking areas shall be assessed by the operator.
Temporary ground-reinforcement matting or similar permeable material shall be provided before vehicle use in those parts where the ground conditions would otherwise prevent safe vehicle access, circulation or parking.
Any matting provided shall be maintained in a working condition for as long as those ground conditions persist and shall be removed when no longer required. Areas that cannot safely accommodate vehicle use shall not be used for that purpose.
No other areas outside of the identified parking area shall be gravelled or hardsurfaced.
Reason
To ensure that vehicles can utilise parking areas in the site during inclement weather whilst ensuring that surface water can adequately be drained in the interests of the adequate drainage of the site, road safety and visual impact on the Green Belt.

For events exceeding 499 attendees, a Traffic Management Plan shall be submitted to and approved in writing by the Local Planning Authority before the event takes place, including provision of marshals, signage, and on-site parking arrangements, to ensure no obstruction to the highway. A single Traffic Management Plan may cover a defined series or category of events where the approved attendance range, access, parking and traffic-management arrangements remain applicable. Parking on site must be provided at all times when events are in operation. The approved TMP shall be implemented for the duration of each event to which it applies. Any event outside the scope of an approved TMP shall require approval of an appropriate TMP before it takes place.
Reason
To reduce the potential for congestion and disruption to the external highway network and in the interest of encouraging sustainable modes of transport to the site.
Ecology/BNG

Within 3 months of this approval, a scheme for biodiversity enhancement, such as the incorporation of permanent bat roosting feature(s), hedgehog homes and holes and nesting opportunities for birds, shall be submitted to and agreed in writing with the Local Planning Authority. The details shall be implemented within 1 month of their approval and thereafter retained and maintained for their designed purpose in accordance with the approved scheme. The scheme shall include, but not limited to, the following details:
i. Description, design or specification of the type of feature(s) or measure(s) to be undertaken;
ii. Materials and construction to ensure long lifespan of the feature/measure;
iii. A drawing(s) showing the location and where appropriate the elevation of the features or measures to be installed or undertaken.
iv. When the features or measures will be installed within the construction, occupation, or phase of the development.
Reason
To ensure no net loss in biodiversity across the site.
Seasonal use of temporary structures

The marquee, bar container and toilet cabin shall only be in use between 7 March and 14 November inclusive each calendar year. The marquee shall only be in place during that period and shall be removed from the site and stored offsite outside that period. The bar container and toilet cabin may remain in their approved positions throughout the year but shall be kept closed, locked and secured against unauthorised use outside the permitted seasonal period. These dates and removal requirements shall prevail over any inconsistent dates or removal requirements in the seasonal timeline plan (ref UKSD-SA-08-0008 Rev A01 dated 18 June 2026) or the Planning Design and Access Statement (Reece Musson, February 2026). Nothing in this condition disapplies the flood-risk mitigation requirements of condition 03.
Reason
In order to reduce the visual impact of the marquee and allow the ground it occupies to recover during the winter period, and to restrict the seasonal use of the bar container and toilet cabin.
Other temporary structures (External Stage)

The external stage and any temporary structures ancillary to its use shall only be located within the areas shown on plan (ref temporary stage plan UKSD-SA-08-0004 Rev A02). When not in use the stage and any such ancillary structures shall be removed from the site within 3 days of the expiry of the event.

In order to reduce the visual impact and for the avoidance of doubt.

The stage shall only be used for music events up to a maximum of 12 calendar days per calendar year across both approved temporary stage zones combined. Days used solely for setting up or dismantling, without use for a music event, shall be excluded from this total.
Reason
In order to reduce the potential for long term noise impact and for the avoidance of doubt.
Hours of operation – site

The event use hereby permitted shall only be open to customers between the hours of 10:00 and 23:30, except that patrons attending a private wedding reception permitted to continue until 00:00 under condition 12 may remain until 00:30 on the following day solely for departure. These hours relate to the event use within the application red line and do not regulate any separately authorised camping or residential use.

To safeguard the amenities of the occupiers of nearby properties in accordance with RMBC Policy SP52 and part 15 of the NPPF.
Hours of operation – marquee

No live or amplified music or event activity shall take place in the main marquee or on the temporary stage after 23:00 hours. Except for the private wedding receptions specified below, events shall be confined to the hours of 10:00 to 23:00, with the event area closed to patrons by 23:30 (with the exception of staff clearing up). Private, pre-booked wedding receptions in a separate temporary marquee or tipi within the approved event area may continue until 00:00 on the following day, provided that the reception commences between 7 March and 14 November inclusive. Such receptions shall not be open to the general public or advertised for public ticket sales. After 23:00 all live or amplified music shall be confined to the wedding marquee or tipi; the main marquee, external stage and outdoor amplified music shall cease by 23:00. Before the first wedding reception operating after 23:00, a Wedding Noise and Dispersal Management Plan shall be submitted to and approved in writing by the Local Planning Authority. It shall identify the wedding location, speaker positions and orientation, sound-level control and monitoring, complaint response, and quiet guest departure arrangements. Every wedding operating after 23:00 shall comply with the approved plan. A dated record of such weddings shall be retained by the operator and made available to the Local Planning Authority on request.

To safeguard the amenities of the occupiers of nearby properties in accordance with RMBC Policy SP52 and part 15 of the NPPF.
Lighting

All lighting associated with the event use hereby permitted shall be suitably angled and if necessary shielded (as determined by the Local Planning Authority) so as to prevent glare and light trespass beyond the site boundary as per the guidance provided by the Institution of Lighting Professionals Guidance – Reduction of Obtrusive Light Guidance Note 01/21. Temporary festoon or decorative lighting shall be turned off by 23:30, except that lighting serving a private wedding reception under condition 12 and its guest departure routes may remain on until 00:30 on the following day. Such lighting shall not operate outside event and permitted guest departure times. This restriction does not prevent the minimum non-decorative safety or emergency lighting necessary for safe staff clearance or an emergency, subject to the glare and light-trespass controls above. The lighting shall be maintained following installation and throughout the lifetime of the consent.

Informatives

The applicant is reminded that all live music events shall only take place internally within the marquee or tipi structure (when only the marquee is in use and this is not one of the 12 day external music events with use of the temporary stage).

This planning permission does not vary the premises licence or authorise licensable activities beyond that licence. The operator must comply with both the planning conditions and the applicable licensing requirements; where operating hours differ, the earlier applicable closing time must be observed. Any requirements under the premises licence for liaison or agreement with Environmental Health or the Licensing Authority before major events must also be observed. Events should be managed in accordance with the applicable approved events, operational and noise-management arrangements.

The existing graveled area used for car parking during the larger events space along the eastern bank of the River Don, now omitted from the revised site area, shall not be used for any future car parking. The gravel surface shall be removed and shall be reinstated back to grass. This is recommended to be completed within 3 months of the date of this permission in order to avoid future enforcement action.
POSITIVE AND PROACTIVE STATEMENT
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework.
