Conditions / Reason for Refusal: Based on the evidence submitted, it is considered that the proposed single storey rear extension and dormer window to rear at 109 Racecourse Road, Swinton, Mexborough, Rotherham, S64 8DS shown on the submitted drawings (drawing numbers 001, 002, 005 REV. A, 006 REV. A and 010), if constructed in accordance with the submitted plans would not be lawful. • The eaves of the proposed single storey rear extension would exceed the height of the eaves of the existing dwellinghouse, which does not meet the requirements outlined in sub-paragraph (d) of A.1 in Class A of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended. • The roof of the proposed single storey rear extension would join the facing wall of the proposed dormer window. Due to their physical attachment, the proposed dormer window is considered to be part of the extension, and the overall height of the extension would exceed 4 metres, which does not meet the requirements outlined in sub-paragraph (f)(ii) of A.1 in Class A of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended. • The proposed single storey rear extension would be within 2 metres of the eastern side boundary and the height of the eaves would exceed 3 metres, which does not meet the requirements outlined in sub-paragraph (i) of A.1 in Class A of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended. • No information has been submitted regarding the external materials of the proposed single storey rear extension and dormer window to rear, and whether windows located on roof slopes forming the side elevations of the dwellinghouse would be obscure-glazed and non-opening unless the parts of the windows which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. This does not meet the requirements outlined in sub-paragraph (a) of A.3 in Class A, sub-paragraph (a) of B.2 in Class B and sub-paragraphs (a) and (b) of Class C of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended. Therefore, the proposed erection of a single storey rear extension and dormer window to rear is not in compliance with the criteria outlined within Schedule 2, Part 1, Classes A, B and C of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended.
