Within the three months of the date of this permission the existing palisade fencing to the entrances facing Oak Road and Beech Road shall be replaced with timber fencing in accordance with Amended Proposed Elevations Plan MS/100/24 – 04.

In the interests of the visual amenity of the area and in accordance with the adopted local plan.

Within 3 months of the date this permission the car parking area shown on the Amended Block Plan shall be provided, marked out and thereafter maintained for car parking.
Reason
To ensure the provision of satisfactory garage/parking space and avoid the necessity for the parking of vehicles on the highway in the interests of road safety.

Within 6 months of the date of this permission the redundant vehicular access at the southern boundary of the site shall be closed off and the kerbline/footway reinstated.

Within 3 months of the date of this permission a Landscape scheme for the proposed garden area shall be submitted to the Local Planning Authority for approval. The approved works shall be undertaken before the end of Spring 2027. Any plants dying, removed or destroyed within five years of planting shall be replaced the following planting season.

To ensure that there is a well laid out scheme of healthy trees and shrubs in the interests of the amenity of future occupiers and in accordance with the adopted local plan,

A detailed Surface Water Drainage Strategy shall be submitted to and approved in writing by the Local Planning Authority. The strategy shall demonstrate that surface water runoff from the site will not discharge onto the public highway and shall provide a sustainable means of managing surface water arising from the development.
The drainage strategy shall give priority to the use of infiltration drainage techniques where feasible. Where infiltration drainage is proposed, site-specific ground investigation and infiltration testing shall be undertaken in accordance with BRE Digest 365, with the results submitted as part of the drainage strategy.
The approved drainage scheme shall be fully implemented within 9 months of the date of this permission and retained thereafter.
The developer shall notify the Local Planning Authority (or its nominated representative) to allow inspection and approval at the following stages:
• Carrying out of the infiltration testing and ground investigation works;
• Installation of drainage infrastructure within open excavations, prior to backfilling;
• Completion of reinstatement works following installation.

To ensure the satisfactory disposal of surface water, prevent unlawful discharge onto the public highway, minimise flood risk, and secure the implementation of sustainable drainage measures in accordance with national and local planning policies.

The cycle storage building set out on the amended block plan shall be provided within 6 months of the date of this permission and permanently so maintained for the lifetime of the development.

Informative(s)
On the Statutory Sewer Map, there is a 600 & 500mm diameter public combined water sewer recorded to cross the site. It is essential that the presence of this infrastructure is taken into account in the design of the scheme.
a.) It may not be acceptable to raise or lower ground levels over the sewer and we will not accept any inspection chambers on the sewer to be built over.
b.) In this instance, a stand-off distance of 3.5 (three point five) metres is required at each side of the sewer centre-line and it may not be acceptable to raise or lower ground levels over the sewer, nor to restrict access to the manholes on the sewer.
c.) In this instance, it would appear that the public sewer is unlikely to be affected by
building-over proposals.

The applicant and the Local Planning Authority engaged in pre application discussions to consider the development before the submission of the planning application. The application was submitted on the basis of these discussions, or was amended to accord with them. It was considered to be in accordance with the principles of the National Planning Policy Framework.
