The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below)

To define the permission and for the avoidance of doubt.
Noise Management Plan

The development will operate in accordance with the approved Noise Management Plan (ref Christopher Welling, amended plan received 15th September 2025). All documentation required to be kept under the Noise Management Plan shall be promptly made available to the Local Planning Authority upon request.
Reason
To safeguard the amenities of the occupiers of the proposed development in
accordance with RMBC Policy SP52 and part 15 of the NPPF.

The balcony shall be occupied by a maximum of 4no. guests at any one time.
Reason
In order to reduce the likelihood for noise and disturbance to neighbouring residential properties.
POSITIVE AND PROACTIVE STATEMENT
Whilst the applicant did not enter into any formal pre application discussions with the Local Planning Authority, the proposals were in accordance with the principles of the National Planning Policy Framework and following the clarification to the description did not require any further alterations or modification.
