The development hereby permitted shall be commenced before the expiration of three years from the date of this permission.

Notwithstanding the provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking or re-enacting that Order) no doors, windows or any further openings shall be created in the south west rear elevation extension dwelling as extended.

Notwithstanding the submitted details, the sides (cheeks) and front (face) of the front dormers hereby approved shall be of a similar appearance to those used in the construction of the existing roof.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall be in accordance with the details provided in the submitted application form/shown on Amended Proposed Elevations, received 16/03/2026

Positive and Proactive Statement
During the determination of the application, the Local Planning Authority worked with the applicant to consider what amendments were necessary to make the scheme acceptable. The applicant agreed to amend the scheme so that it was in accordance with the principles of the National Planning Policy Framework
